For readers of Insured to Fail
You found the page that isn't on the menu.
Everything here goes with the book. It's only linked from inside it, so the people reading this are people who have it.
The big one
The Disaster Readiness Kit
Chapter 11 ends with a test. This is the kit to run it: a complete tabletop exercise with four scenarios (earthquake, ice storm, hurricane, blackout), the planner instructions, the facilitator handbook, the slides, the feedback form, and two one-page planning tools for building the plan you're going to test.
The exercise documents come from the U.S. Department of Homeland Security's Business Continuity Planning Suite. The planning tools come from Ready.gov. I've put them in order and added a Start Here page. The Word files are editable.
Everything else on this page is open.
Chapter 5. What the policy takes away
- Cyber Fraud
Wire fraud and the other ways a business gets hit that the property policy was never built for.
Chapters 6 and 9. Business income
- The Business Income Report/Worksheet (CP 15 15)
Chapter 9 walks through this form line by line. It's an ISO form, so I can't post it here. Ask your agent for a blank copy of the one their carrier uses, and fill it in before your next renewal, not after a loss.
Chapter 11. If you fail to plan
- The Disaster Readiness Kit (above)
Run the tabletop before you need the plan. - Risk Assessments and Crisis Management
Written for municipal leaders. The crisis plan works the same way for a business.
Chapter 12 and Appendix A. People versus PDFs
- Answers to Get Before You Hire a Broker (printable)
The questions from Appendix A, including the business income and disaster questions most agents aren't ready for.
Want a second set of eyes?
Send me your property schedule, your business income worksheet if you have one, and the declarations pages. I'll tell you whether the limits would actually get you reopened.
Sending them doesn't commit you to anything.

If your association, chamber or leadership team keeps asking what would happen to their members after a fire or a flood, see the sessions or email david@davidleng.com.
